  A developer has bought the Menomonee Falls Inn for about $2 million.  But the hotel, built about 1969, will not be around for long if the new owner has his way.

  Brookfield developer Jim Heyden said the "big picture" for the Main Street site is to build a new, upscale, suite-style hotel with conference and banquet facilities, an indoor water park and a free-standing restaurant.

  Heyden said he is negotiating to purchase the adjacent Metropol Apartments.  The apartment complex would also be razed to accommodate the development.

  Heyden said he is meeting with national hotel chains to find a partner on the project.  He is also seeking a restaurant partner.

  Heyden said he is "gung ho" to start the redevelopment as soon as possible.  The developer will meet with village officials to discuss his vision.  Village President Jefferson Davis said he hopes the proposed redevelopment will create a "domino effect" along Main Street, viewed as the village's front door off of Highway 45.

  Earlier, the Village Board voted not to guarantee a loan for Heyden to purchase the hotel.

  "We're looking for some perks from the village," Heyden said.

  In the meantime, Heyden will keep the five-story, 144-room inn open and do limited renovations.  He does not anticipate spending more then $250,000 given its precarious future.

  Renovation will be cosmetic in nature.

  The average room rate at the hotel will be $50 a night, roughly $30 less than the next lowest room charge in the area, according to Heyden.

  Also in the interim, an operator is being sought for the existing vacant restaurant at the inn.
